Window count and size
The biggest driver. A 3,000-square-foot Keller two-story usually carries 25 to 45 openings once you count transoms, sidelights and arched glass. We count them, not guess them.
Stories and access
Second- and third-story glass takes longer even from the ground. Glass over conservatories, pool cages or steep grades adds setup time.
Panes and grids
French-pane and divided-light windows take several times the hand work of a single sheet of glass. Storm windows effectively double the panes.
Condition
First-time cleans with years of buildup, paint or stucco specks, or hard-water spotting take longer than maintenance visits, and mineral-etched glass may need separate restoration. We'll tell you before we start.
What North Texas does to your windows
This isn't a guess: Fort Worth's annual water quality reports put local tap water at 6 to 10 grains per gallon of hardness, and anything over 3.5 counts as hard by Water Quality Association standards. Most of the cities we serve distribute that same treated water. Hardness is dissolved calcium and magnesium, and it stays behind when a droplet dries, so every time a sprinkler head clips your first-floor glass it leaves a mineral ring. Give it a season and the rings merge into cloudy scale that ordinary washing won't lift. That's why the most damaged pane on a North Texas house is usually the one nearest a lawn head, not the highest one.
The pollen calendar here is nearly year-round, and all of it films south- and west-facing glass:
- Elm: late February into April, with a second cedar-elm round in September
- Oak: heaviest loads in March and April
- Pecan: April through May
Homes near open fields or new construction collect grit fastest, and in fast-growing corridors like Keller, Alliance and Heritage, builder dust and stucco overspray are common on homes several streets from the actual construction.
Why pure water dries spot-free
Exterior glass is scrubbed and rinsed with purified water, meaning water run through filters that strip out the dissolved minerals. With nothing dissolved in the rinse, there's nothing left behind when it dries: no spots, no film, no chemical residue on your siding, plants or patio furniture. It's the same reason a water-spotted glass comes out of the dishwasher cloudy but a distilled-water rinse dries clear.
The pure-water system also works on a pole that reaches up to three stories from the ground, so nobody leans a ladder on your gutters or flower beds to reach the high glass. Interior glass is different work: hand-squeegeed pane by pane, with drop protection on your sills and floors.
How often should you have it done?
The honest guidance, by situation:
- Most homes: twice a year, once after spring pollen drops and once in the fall before the holidays
- Sprinklers reaching any glass: quarterly, because hard-water spotting is easy to prevent and expensive to reverse
- Shaded lots under mature oaks (common in Colleyville and Southlake): a shorter rhythm beats sap, pollen and bird traffic
Asked before every first job
How often should windows be cleaned in North Texas?
Twice a year suits most homes here: once after spring pollen drops and once in the fall. Homes with heavy irrigation overspray or a lot of tree cover often do better on a quarterly rhythm, because hard-water spotting is far easier to prevent than to remove once it etches.
Do you use ladders against the house?
Not on siding or gutters. Exterior glass up to three stories is cleaned from the ground with a water-fed pole. Ladders come out only where there's no other safe way, and never resting on a surface that can be marked.
What about hard-water spots?
Sprinkler spotting is mineral deposit bonded to the glass, and routine washing won't lift it. It needs a separate restoration treatment, and severe etching can't always be fully reversed. We'll tell you honestly what a window will and won't come back from before you pay for it.
Do I need to be home?
For exterior-only work, no. We just need gate access. For interiors, someone needs to let us in, though it doesn't have to be you the whole time.
Is the cleaning safe for kids, pets and plants?
Yes. Exterior glass is rinsed with purified water, so no soaps or solvents land on your lawn, beds or patio. Inside, we use standard professional glass solution on the pane itself, wiped dry before we move on.
What if it rains right after my windows are cleaned?
Rain itself is fairly clean. What spots glass is dirty water drying on a dirty pane. On freshly cleaned, sealed-edge glass, a light rain usually sheets off without leaving marks. If a storm genuinely undoes fresh work, call us and we'll make it right.
How long does a full house take?
Most single-family homes run two to five hours depending on window count, stories and condition. Interior-and-exterior on a large French-pane home is a full-day job. You'll get a time estimate with your quote.
Do you clean window screens and tracks, or is that extra?
Included, not an upsell: screens come off and get washed and reset, and tracks and sills are vacuumed and wiped on every full clean. Dirty tracks are half of what makes a window look bad from inside.
Can you remove paint, stucco or construction debris from glass?
Usually, yes. Post-construction cleans use razor techniques appropriate to the glass. It's slower, more careful work than maintenance cleaning and is quoted as its own job. Tell us it's a new build or fresh remodel and we'll quote it right.
